Roof and Attic
Your roof is your first line of defense and your most claim-prone component.
- Inspect the roof (or have a pro do it) for cracked, loose, or missing tiles and shingles. Monsoon winds exploit every weak point.
- Check and re-seal flashing around vents, skylights, and chimneys — a common leak source.
- Clear roof valleys and scuppers of debris so water flows freely.

Drainage and Flash-Flood Defense

- Clear gutters and downspouts and make sure downspouts discharge away from the foundation.
- Regrade low spots where water pools against the house.
- Clear nearby washes and drainage easements of debris that could redirect runoff toward your home.
- Consider sandbags or flood barriers if you're in a low-lying area or near a wash — and know where to get them before a storm, not during one.

- Service your AC condenser and consider a hail guard — condensers are a frequent, expensive hail casualty.
- Know how to shut off your water, gas, and electricity in an emergency.
- Back up important electronics to surge-protected circuits or unplug them when severe storms approach.
Documentation and Insurance Review
This is the step homeowners skip — and regret.
- Create or update a home inventory: photos or video of every room, plus receipts for high-value items. Store it in the cloud so it survives a loss.
- Review your policy before the season. Confirm your roof settlement basis (replacement cost vs. actual cash value), your dwelling limit versus true rebuild cost, your other-structures limit for pools and casitas, and your loss-of-use coverage.
- Confirm your flood coverage is in force with the waiting period already satisfied.
- Save your carrier's claims number in your phone now, so it's there when you need it.
Build an Emergency Kit
Monsoon storms cause power outages and can strand you at home. Keep flashlights, batteries, water, non-perishable food, a battery or crank radio, phone chargers, and a basic first-aid kit accessible.
